1. Website


1.1. Accuracy of information


1.1.1. Accommodation details
The information listed on this website reflects, to the best of our knowledge at the last update, the accuracy of the listed accommodations. Any discrepancies are sole responsibility of the landlords or the third parties involved in listing properties on the website. Despite we do not take responsibility for the discrepancies, we treat those very seriously and encourage anybody who find such to notify us in order for those to be corrected.

1.1.2. Prices
Prices listed on the website are considered actual for the present prices of the accommodations listed. However, as discrepancies might occur we take the right to change those, informing any affected party (e.g. if submitted a booking request when viewing old price).

1.1.3. Availability
Availabilities of accommodations listed on our website are a reliable source. Due to the dynamics of booking, canceling or releasing accommodations we won't always be able to update that information in a timely enough manner. Therefore slight discrepancies might occur, in which case we'll inform the affected parties.

1.2. Copyright


Copying images or other information from the website will not be tolerated and appropriate legal actions will be taken upon discovering abuse.

2. Booking


2.1. General


By submitting a booking request you agree that you are not a resident in the city of the accommodation you are requesting.

2.2. Time and period of booking


In general we allow for accommodations to be booked up to 3 months prior to the start of the rental period. In some case we might let you book for a certain period more in advance. You can submit a request to book an accommodation at any time and will be responded accordingly.

The predominant part of accommodations listed on our website can be booked for a minimum of 3 days up to 1 year. Shorter or longer periods are subject to the preference and willingness of the owner. If that's your case, feel free to inquire us about the issue.

2.3. Booking deposit


In order to reserve an accommodation for your desired period you will need to provide a booking deposit. The rule of thumb is that it equals 30% of the monthly rental but as we are an association of many landlords it is solely dependent on the owner's will. Upon receiving your booking request(s) we'll contact you back with further details that will include the amount of the booking deposit.

2.4. Method of payment


Currently we are providing the following two methods of paying the booking deposit. If you strongly feel that we need to add another method, please contact us with your suggestion and justification for it.

2.4.1. Western Union
Western Union is a world-wide famous money transferring service. It's quick and easy to use. Once you've made the transfer you'll have to provide us with your name, country and Western Union money transfer control number (MTCN). All the information you will need from us to make the transfer will be provided to you in our response to your booking request.

2.4.2. Bank Transfer
This is our other booking deposit payment option. Details will be disclosed to you upon proceeding with your booking request.

2.5. Confirmation


Your booking request is not considered confirmed until we've been able to cash your booking deposit. Preference is given to the first request. The corresponding candidate tenant is then given up to 3 days after we've contacted her/him back to send us the bank or money transfer number. Failure to do so may result in losing the turn and offering it to the next interested party (in the order of request submissions).

2.6. Booking deposit refund


The booking deposit will be made part of your security deposit at check-in. At your check-out the latter will be returned to you given that the conditions of this agreement are met.

2.7. Compromised availability


Occasionally a place could get overbooked or unavailable for reasons unforeseen and independent on us. In such cases, we'll offer you an alternative accommodation, which you have the right to reject. If that's the case, your booking deposit will be returned to you.

2.8. Booking cancellation


In the case that the landlord has required you to pay the amount due for the whole period upfront the following cancellation policy apply:
- if canceled up to 120 days prior to check-in :25% of the entire rental fee will be withheld
- if canceled between 119 - 90 days prior to check-in: 50% of the entire rental fee will be withheld
- if canceled between 89 - 60 days prior to check-in: 75% of the entire rental fee will be withheld
- if canceled 60 days or less prior to check-in: 100% of the entire rental fee will be withheld

For all other cases we do not apply any booking cancellation policy.

3. Check-in


3.1. Check-in times


Your time for check-in should be arranged with us prior to your arrival, otherwise you won't be able to receive your keys and get into the property. You can check-in without additional charges between 8am and 8pm, Monday through Friday. For check-in during any other time you will be charged 30 EURO.

3.2. Copy of passport


Required by the law we'll also ask you to provide us with a copy of your passport(s) upon arrival.

3.3. Security deposit


At check-in you will be asked to provide the remainder of the security deposit (subtracting the booking amount you would have already sent us). The amount is listed on the website (usually equals the rent for one month for monthly rentals or 150-500 EURO for shorter periods).

3.4. Rental payment


If renting for less than a month, you will have to pay the total amount due for your stay at your arrival. For longer rentals we require paying only the first month upfront.

3.5. Method of payment


The amount for your deposit and rental due at check-in will be accepted in CASH ONLY. Please make sure that you'll have the appropriate amount at your arrival.

3.6. Keys


Upon arranging the aforementioned things you'll be given your keys and accommodated into the property.

3.7. Accommodation Condition


You will be given 24 hours, starting from check-in time, to report for any accommodation damages or other irregularities that you observe in the property. You can report those to us by email or phone. We advice you to act with caution on this matter as any unreported issue might result in subtracting the corresponding amount from your security deposit refund.

4. Rent and utilities payment


4.1. Short-term


Short-term rental (less than a month) is paid in total at check-in. Utilities in that case are usually included in the price unless advice otherwise.

4.2. Long-term


The rent for long-term accommodation (more than 1 month) can be paid in total or prepaid on a monthly basis. Utilities in that case are usually excluded unless otherwise stated and are paid after usage, together with the next month's rent. We'll set a monthly due date at your check-in.

4.3. Unpaid bills


4.3.1. Lateness
Despite any lateness in undesired, we allow for a one-time extension of up to 5 days. You'll have to inform us 3 days in advance for requesting an extension. The initially set due date will remain unchanged for the consequent payment(s).

4.3.2. Contract termination
Failure to pay the due amount on the due date without proper notification may result in termination of the contract and dismissal from the accommodation.

5. Residence


Below are listed the most important topics concerning your residence in the corresponding accommodation.

5.1. Linens and covers


The host will provide bed linen and covers but will not provide towels.

5.2. Laundry


5.2.1. Apartment (whole accommodation)
Almost all apartments have a washing machine available. In the case of renting the whole place you will be using it free of charge.

5.2.2. Rooms
In general, when renting rooms, washing machine free of charge is available once per week. Each additional load costs 5 Euro.

5.3. General Rules and Responsibilities


5.3.1. Noise
Keeping on good terms with the neighbors and restraining from excessive noise will be solely your responsibility; you should expect no co-operation from us if this causes problems with the other inhabitants and the intervention of the police authorities.

5.3.2. Electricity
In Italy the electricity is very expensive. If the tenants are not in their rooms they should be careful to switch off the lights .The use of electric blankets is forbidden.

5.3.3. Supplies
You will be responsible for toiletries, kitchen and other living supplies.

5.4. Rules and Responsibilities for Room Rental


5.4.1. Sharing bathroom and kitchen
In the case of renting a room it's very likely that you will be sharing the whole accommodation with other tenant(s) or the landlord. Therefore we expect you to keep the bathroom(s) and the kitchen(s) in clean and usable condition for the others.

5.4.2. Respecting the landlord/other tenants
Respecting the other people you live with is crucial for keeping yourself on good terms with them. Please avoid using others' supplies (e.g. food, toiletries, etc.) without their prior permission, disturbing noise levels, etc.

5.4.3. Complaints
We treat complaints from other tenant(s) or/and the landlord very seriously. Upon verifying the truthfulness of the complaint we reserve the right to terminate your contract. Depending on the severity of the cause of the complaint you will be either given 1 month to release the apartment or be requested to leave with immediate effect. In both cases we can suggest you other accommodations where you could stay upon mutual willingness to do so.

5.4.4. Friends and visitors
Tenants are not allowed to bring friends home or to invite them to stay overnight (without prior agreement with the host). If tenants are going away for the night they should let their host know so as not to cause him/her unnecessary concern. If the host will allow guests to stay overnight you will pay an extra/night.

5.5. Pets


Pets are generally not allowed in the accommodations unless specifically noted on the property profile, which you could view on our website.

5.6. Smokers


Smokers are generally not allowed in the accommodations unless specifically noted on the property profile, which you could view on our website.

5.7. Candles


Use of candles in the accommodations is strictly prohibited due to fire hazards. In case a fire is discovered to be caused by candles, you will be held responsible for all damages.

5.8. Lost keys


It's very important to treat with care the keys given by the landlord. In case of a loss you will be entitled to pay for the replacement of the lock(s) and key(s). It is very important not to keep the keys and the address of the house together as that will be an additional security risk.

5.9. Damaged property


If tenants breaks or damage anything they should inform the host immediately and may be asked to pay for the cost of repair or replacement.

Tenants are not allowed to hang photos, posters or any other object on the walls of the room.

Never flush sanitary pads, tamp ax, cotton swabs or any other trash. Do not throw any food down the drain because there is no garbage disposal system. Before washing your dishes make sure there is nothing on the plate as even small bits cause blockage. In the event of blockage, plumber fee will be added to your rent.

6. Check-out


6.1. Accommodation assessment


Upon check-out, an assessment for damage and the general outfit of the property will be made. If damages undocumented at your entry are discovered, this might result in deduction a portion or the whole sum of your deposit. You are also expected to leave the accommodation in clean condition unless agreed to pay for check-out cleaning (cleaning service would not include dishes and other kitchen utensils). Failure of doing any of the two might result in deduction a portion or the whole sum of your deposit.

6.2. Returning Keys


At check-out you will return your keys. Inability to do so will cause to act as described in procedure "Lost keys".

6.3. Security Deposit refund


Upon completing the previous check-out procedures you will be returned your deposit (with or without deduction as described above) and ready to leave. We hope you to have a nice stay.

7. Liability


Be advised, that neither the association, nor the landlord will hold any liability in case of theft or any other event that could cause loss or damage to your property. Check the F.A.Q. for advices on being safe in Italy.
